We stayed 5 days in St John's at the end of a 2 week trip to NL. The apartment was across from the park and quiet, and far enough from downtown that it was quiet but also a 15' walk to Water St restaurants. We stayed in room 101 on the ground floor where the king stayed many years ago. The room was spacious with separate bedroom and sitting areas, the bed was very comfortable, the shower was luxurious, and the kitchenette facilities were perfect for making breakfast and lunch. Much nicer than a hotel room. WiFi and television worked very well. Michael was very friendly and responsive and took care of issues promptly. We would definitely stay here during our next NL visit.

My wife and I had a great stay at Bannerman Park Suites during our visit to SJ this past weekend. The room was very spacious and clean when we arrived. The location is great with lots of good spots within close walking distance and basically all of downtown St Johns within a 20-25 minute walk. We will definitely stay here again during our next visit. |Michael was an excellent host/GM of the property and truly went above and beyond with helping us with recommendations, places to see and other suggestions. He even took us out on a little tour as we didn't have a car! Very generous with his time for anything needed. |SJ is a wonderful place full of great people, excellent food, great bars, lots of good breweries popping up and lots to see. A hike up signal hill along the lower path and over to Quidi Vidi are a must on any visit.

Well equipped and luxurious apartment in a quiet neighbourhood, within walking distance of central St John's. It has a separate living area, a great bathroom with tub and shower, plus off road parking and a full sized fridge. We really enjoyed our stay.

Our stay at the Bannerman Park Suites was great overall.|The suite is well located, within walking distance of restaurants and other activities.|The host, Michael was very responsive. The bed was exceptionally comfortable. |Unfortunately the Television was not working, nor was the dishwasher. Both were not crucial to our overall experience. The TV was eventually fixed.||Guests should be aware that the parking in back is dark and does not have adequate security||We discovered our tire was slashed the day we departed, resulting in delays and unexpected costs in order to replace the tire. The host was unwilling to take any responsibility, which was disappointing considering how wonderful people in Newfoundland were throughout our trip. ||We will return to Newfoundland in a heartbeat, but would choose alternate accommodation given the chilly response from our host regarding our recommendation for remediation and any compensation they might consider.

Bannerman Park Suites is everything you see on their website and more. We did our research and it is highly rated in TripAdvisor and AirBnB - mostly 5 star ratings. We rented a car but it just sat in the parking spot - its too hard to find parking downtown and it was faster and more fun just to walk. Beautiful neighbourhood with the park right across the street to walk through when we went out. Walks to Signal Hill every day. We stayed in King Charles's suite and when we went out we couldn't wait to get back to our room. Soaking in the massive iron tub was pure luxury and in the same tub as King Charles!! I highly recommend this beautiful little hotel. Michael is amazing. He knows EVERYTHING about St. John's and the 'non touristy' stuff like the best restaurants that are hidden gems.

Bannerman Suites is advertised as a luxury 5-star experience "fit for a King" but many amenities are broken, cheap, or just missing entirely, not to mention the grime and sticky surfaces. In the first 24 hours there we saw three different rooms, all of which had these issues. We were far more comfortable in the motels we stayed in during the road trip here.||||When we first arrived into our pet friendly room the damp carpet soaked urine into our socks. The housekeeper washed the carpet three times to try to tame the overwhelming urine smell, but it was a losing battle. She kindly upgraded our room for that night and we were grateful for her help. We opted for a different room with no urine smell the next morning.||||Our new room didn't have a curtain over the bedside window which faces out onto a busy road. We hung a towel which partially covered the window. No help from our hosts after we notified them of the missing curtain.||||The fire alarms were not found on the ceiling mounts, but disassembled and tucked into drawers. Both rooms we slept in at the Bannerman had missing fire alarms which we found and put batteries in ourselves. When we told the host this, we were told "The fire alarms will be in place for the next guests". Thank you Michael that is very helpful.||||It was also advertised on Airbnb that there would be a workspace in the queen suite from which I could work on my PhD thesis. There was no workspace in either of the queen suites we saw. We hold the same complaint as other guests; the pictures and descriptions of the rooms you see on Bannerman's Airbnb do not match the actual room you book.||||In the basement there is an office which had it's door ajar that I stumbled into looking for the laundry room. Inside I found all of room keys for the hotel hanging on a wall, including the room we were staying in, accessible to anyone who made the same mistake I did. This was the final straw for us. When we told the hosts we would be leaving because of this and the other issues, we were told "that door auto-locks" and "the electrician had left it open the previous week". There is a shocking lack of accountability displayed by the hosts in their messages to us.||||When we said we were leaving early they told us to read their many 5-star reviews. Tell that to my urine soaked socks and rooms that don't have fire alarms! I don't know how you get away with saying you're a 5-star hotel when the criteria in NL for even 1-star is for the rooms to have a functional fire alarm.||||We wanted to work with the hosts directly rather than go through Airbnb but this was a huge mistake. Because of this we missed the 72-hour window for a refund. The host refused to refund anything, leaving us with a bill of $6,300 for a 12-night stay; charged 31 days of a service we made clear we would not be using. Our host even went as far as to break Airbnb policy by dangling the reward of a refund in exchange for us withholding this review. How many other bad reviews have they bribed their way out of?||||Any issues you have during your stay will be responded to by the hosts with excuses, as will this review. I think the photos speak for themselves. They live next door which makes it all the more shocking how badly maintained things are. Their website boasts you will have a "once-in-a-lifetime experience" and I am here to confirm that statement is true, just not in the way you want.

I find it challenging to put into words how bad our experience at Bannerman Park Suites was. We had to cut our 6-week stay down to 12-nights due to the state of the place. Not suitable for long-term stays.
In the first 24 hours, we were put into three different rooms. The first room had an overwhelming smell of urine and the damp carpet soaked into our socks. The housekeeper washed the carpet three times to try to tame the smell to no avail. She kindly upgraded our room for that night which we were grateful for. We opted for a different room with no urine smell the next morning.

Our new room didn't have a curtain over the bedside window so we hung a towel which partially covered it. No help from our hosts after we notified them of the missing curtain or any of the other missing amenities, of which there were several.

The fire alarms were not found on the ceiling mounts but disassembled and tucked into drawers. Both rooms we slept in at the Bannerman had missing fire alarms which we found and put batteries in ourselves. When we told our hosts this, we were told "The fire alarms will be in place for the next guests". Thanks, that’s very helpful.

When we told them we were leaving early they responded by telling us to read their many 5-star reviews. Tell that to my urine-soaked socks and rooms that don't have fire alarms! The criteria in NL for hotels to obtain a single star is for the rooms to have a functional fire alarm. We were far more comfortable in the motels we stayed in during the road trip here.

We wanted to work with the hosts directly rather than go through Airbnb. This was a huge mistake which caused us to miss the 72-hour window for a refund, costing us several thousand dollars. We feel completely robbed. The hosts then went as far as to break Airbnb's terms of service by dangling the reward of a partial refund contingent on us withholding this review. Not happening.

Bannerman Park Suites is advertised as a “5-star experience fit for a king” but the rooms are filthy, listed amenities are missing or broken, and the hosts show a blatant disregard for the safety of their guests. They boast that you will have a “once-in-a-lifetime experience” and I am here to tell you that is true, just not in the way you want.

King double room at the front of the building, has sliding doors which separate off the living room area. Built in early 1900's, the house has (what look like) original floors, mouldings, light fixtures, etc. This is the room that Prince Charles stayed in on his last visit to St. John's. Lovely decor, although a bit short on closet space if you are staying a while. Bathroom gleaming and a shower large enough for half a dozen people. I recommend this place for business; I was able to conduct interviews in the living room, by closing off the bedroom area. Michelle, who runs the place was very accommodating. Parking in the rear of the building. Even though the road was busy, there was no issue with road noises. Will happily stay here again. The Inn faces a small park, nice for an evening stroll. Restaurants are a short taxi ride away. There is one good coffee shop close by, but open during the day only.
