I've lived at G17 Apartments for 4 years, and I can honestly say this has been one of the most frustrating rental experiences I’ve ever had. This place markets itself as "luxury living," but the reality is far from it. Between cockroaches, mold, poor management, security issues, and rent hikes that make no sense, living here has been an ongoing headache. I’ve signed another one-year lease and hope things improve after this review, but I’m not optimistic. There are some benefits like the location and the fact that it’s pet-friendly — but it’s definitely not luxury. Today I had the luxury of finding someone’s stir fry dishes and containers scattered all over the hallway including the sauce packages. You will see in a few pics that rent from 1,595.00 to 1,665 in 4 days and then back down to $1,610.00 a few weeks later I got locked in at $1,665.00 (3 months early).

1. Misleading Reviews
Management encourages people who only tour the show suite and dont live here to leave 5-star reviews. These glowing reviews don’t reflect what tenants actually experience. Renter beware — the showrooms are nothing like the real suites.

Pet fee $200.00 Non-refundable each pet & $25.00 per pet per month.
Paying rent is an extra $10.00 a month.

2. Health & Safety Issues
Cockroaches on the 6th floor

Fire safety: My suite was not properly fireproofed despite maintenance claiming otherwise.

Mold and flooding: A pipe inside my wall leaked for 3 years, resulting in a flood and molding. Instead of properly fixing it, they dried the drywall and spray-painted damaged cabinets. Promised replacements never happened.

Bats on balconies and mildew in units are ongoing problems.

3. Management Problems
I was hit on by the property manager on my move-in day — completely unprofessional.

Jai, the only staff member who seemed to care, was fired for being “too nice,” according to front desk staff.

Maintenance requests often go unanswered or are minimally addressed.

4. Rent Increases
I was forced to sign a lease 3 months early (this month) and rent dropped $80 same month, and I’m stuck paying more even though my lease isnt up for 2 months.

You’ll pay $25 extra per floor, so someone on the top floor pays $80 more than someone on the first.

a neighbor who moved in before me pays $120 less, and someone moving in after me will pay $200 less — for the same unit.

5. Security Concerns
No cameras on key sides of the building where most break-ins happen.

My car and others were broken into — including in underground parking.

Homeless individuals have entered the building slept in front of my droor.

A neighbor was selling drugs from his suite. Complaints were ignored.

6. Cleanliness
The “show” building is cleaned — but not the rest.

Dog feces, vomit, food, and hair stay in hallways for days.

Common areas are overcrowded with kids and unsupervised guests, more like a dorm than a luxury apartment.

Even after two years, the carpet cleaning was so poor it looked dirty again in two days.

7. Pet Policy
They charge a non-refundable pet deposit of $200.00 per pet and $25.00 monthly pet fees per pet but don’t clean up after animals.

Pet messes (loose stool, urine) are common, and management does nothing proactive to maintain hygiene.

8. Basic Utilities Fail
No heat for 24 hours in the middle of winter.

No hot water for 3 days while I was sick. Management told me to “buy heaters” and then asked me to return them when I asked for reimbursement.

9. Extras Not Worth It
Pool is often closed, unsupervised when open, and treated like a splash park for kids.

Gym is dirty and poorly maintained. Grass is mostly fake; the little real grass is dead and urine-stained.

Conclusion
G17 is not luxury — it’s overpriced, unsanitary, and poorly managed. Safety and tenant well-being are not priorities. If you’re considering moving in, look elsewhere. Watch the online rent prices and avoid moving in August–October when prices are artificially inflated. Check out places across the pond.

When you are the first tenant, they are exceedingly courteous, but eventually, they will forget you. I discovered water leaking on the kitchen island and leakage above the roof. I later reported this to the management office, but they raised their hand following one visit and one email.
They advised me to speak with higher-ups. I sent them a video that showed the leak, but they claimed not to have found any. Upon reaching out to higher-ups once more, they informed me to get in touch with emergency services.
Guy arrived and examined, finding leaks. Then they acknowledged that there was a leak.

I do not advise anyone to rent these units. Kindly avoid these managements, please. I was exhausted and feeling pressured to manage incident from my job.
I had to endure the noise and other things in my unit again because of the administration. since they will work during the day while I work the night shift. I need sleep during day.
The management failed to provide me with a substitute. In the end, no one can prepare food if water drips over it and you are unaware that the water is tainted.
You work, earn and pay for suffering with expensive rent.

I had been living in Unit G17 since 2023. The rent was quite high at $1,295 for what was advertised as a 1-bedroom unit. However, it turned out to be just a den—there were no windows in the room. Unfortunately, I didn’t check the unit thoroughly before moving in because I was impressed by the amenities.

I was shocked when my lease came up for renewal and the rent increased to $1,425. That amount feels excessive for what is essentially not a true 1-bedroom unit. While I kept my unit clean and well-maintained, the area outside the building often had dog waste, which was frustrating.

I also raised a noise complaint about the unit above me, but nothing was done. Families with kids were placed in upper units, and the constant running and noise became a daily disturbance.

Hoping for a better experience, I decided to move to a different building within the same complex. I rented a 2-bedroom unit for $1,925—a significant increase. To my disappointment, the unit was dirty when I moved in. The corners of the toilet and sink were grimy, the toilet seat was cracked, and the fridge drawer was broken. The water pressure in the shower was also very low.

Even worse, the hallway consistently smells like weed, which is frustrating, especially when paying for what is supposed to be high-end living. It seems that smoking is being allowed inside the building, which is not acceptable.

To top it off, the noise issue has followed me—I’m once again dealing with loud running and noise from the unit above.

I truly hope the management takes these concerns seriously and makes improvements, not only in maintenance but also in how tenants are placed and rules are enforced.

They are always quick to address maintenance issues, and the communication is clear and timely. The infrastructure of the apartment complex is definitely one of its strong points—modern design, good amenities, and a generally pleasant living environment. However, the management leaves a lot to be desired.

Staff often come across as rude and dismissive, especially when residents raise valid concerns. There’s a noticeable lack of professionalism and accountability in how issues are handled. Basic requests for maintenance or cleanliness go unanswered for days, sometimes weeks, and instead of helpful responses, residents are often met with attitude or indifference.

It’s unfortunate that such a well-built property is being brought down by poor management practices. A better, more respectful approach from staff would go a long way in improving residents’ overall experience.

This is one of the best apartment here. The staff members are really very friendly and helpful as well as the kept the building well maintained. This place is so comfortable. And the best thing is that there is a swimming pool and a gym where I can utilize my spare time with my friends .
